Gifts of Real Estate
When you make an outright gift of real property held for more than a year, you obtain an income tax charitable deduction equal to the property's full fair market value. This deduction lets you reduce the cost of making the gift and frees cash that otherwise would have been used to pay taxes.

By donating the property to us, you also avoid capital gains tax on the property's appreciation. Furthermore, the transfer isn't subject to the gift tax, and the gift reduces your taxable estate.

You create a tangible and enduring testimonial of your interest in our goals when you give your home or other real property. It's one of the most fitting contributions you can make. Your personal satisfaction is complemented by significant tax benefits.

Investing in the Future – Planned Gifts
A charitable bequest from your estate is the most popular form of future or “legacy” support to Mills-Peninsula Hospital Foundation. Leave your legacy by making a gift in your will to friends, family and charitable organizations. A bequest is one of the simplest ways to remember those you care about most.

Legacy gifts can be any amount. Your will or living trust can provide a specified amount or a percentage of your estate after gifts to others have been satisfied. Also, specific real or personal property can be gifted to the Foundation through a bequest. If you plan to make a charitable gift by will, please think it through carefully. Then, meet with your attorney to discuss and update your will. Tell him or her exactly what you want to do. Be as clear as possible in describing what you want given to whom. Gifts that provide you with income
Whether you want to eliminate taxes or benefit from an increased income stream, there is a gift to fit every objective. And no matter how or what you give, rest assured that you will be helping out a cause close to your heart.

A Charitable Gift Annuity is a simple contract in which Mills-Peninsula Hospital Foundation promises to pay you an annuity amount – determined by your age and the size of the gift -- for the rest of your life. The gift annuity has the advantage of being fully guaranteed and backed by all the assets of the Foundation and is not subject to financial fluctuations. A Charitable Gift Annuity donor receives an income tax deduction when the gift is made and may avoid some capital gains tax. Annuity payments can be partially tax-free as well. Gift annuities may be created for the benefit of others, such as grandchildren or other family members. Deferred gift annuities provide for payments to begin in the future, creating a source of retirement income. A Charitable Gift Annuity can be created with as little as $10,000.00.

A Charitable Remainder Trust (CRT) provides lifetime income for the donor or another income beneficiary. The trust is often funded with appreciated real estate or securities, and capital gains are free of tax. After the donated property is sold, the proceeds are invested in a diversified portfolio, producing income for the donor. When the gift “matures” (upon the death of the income beneficiary or completion of the term), the entire principal of the trust goes to the Foundation, providing general support to the Hospital or to a specific program selected by the donor.The CRT donor receives an income tax deduction when the trust is created. The size of the deduction is based upon the life expectancy of the income beneficiary and the payment terms of the trust. Because the donated assets are no longer part of the donor’s estate, estate taxes are reduced.

Gifts from Retirement Accounts
Retirement accounts are often exposed to income taxes and estate taxes at a combined marginal rate that could rise to 65 percent or even higher on large, taxable estates. Yet many of these taxes can be avoided or reduced through a carefully planned charitable gift. If you name Mills-Peninsula Hospital Foundation as beneficiary of the remainder or percentage of the assets in a retirement plan or IRA after your lifetime you may avoid a heavily taxed gift to your heirs, allowing less costly gifts. Legislation on charitable gifts from retirement plans is expected to change considerably and will create even greater benefits for the donor. We remain up to date on all charitable legislation and will be happy to answer your questions.

Enhance the transfer of wealth to your heirs with a Charitable Lead Trust
The Charitable Lead Trust is similar to the CRT but instead of paying income to the donor for life, the trust pays income to the charity for a term of years. At the end of the term, the principal of the trust reverts to the donor, or his or her heirs. There are significant tax advantages to the donor of a Charitable Lead Trust, and it is often used as part of an overall testamentary plan to enhance the transfer of wealth from one generation to the next.
